I don't think THE SPRING will be a hot property. This is because it is near low cost flats such as Pinang court and Pinang court 2. It might become like Rifle Range.

Moreover the price is too high. Other projects such as Vista Gambier and Oasis are cheaper.

Developer has to decide whether they are looking for foreign investors ,local residence buyers , or for speculators or for corporate buyers or for average income earners.Or high income earners.
Then they can decide on the pricing. If for local buyers then they are looking at price range of 200K to 300 k . And if they are looking for foreign investors then 1 million k, If they are looking at high income earners then it will be 500k. Your facilities must meet the tastes on benefits value basis.
Demand is just gradually slowing down on high end market.
